various pieces of land [listed] situate in p.s of Croydon and Tadlow called China Dairy and Tiltons Farm, containing in all 493 acres, 1 rood, 29 perches, as comprised in the recited indenture of lease of 14 [12?] Feb 1813;
messuage, tenement or farm house with yards etc and appurtenances plus land, containing in all 120 acres, 1 rood and 3 perches, in p. Croydon, late in tenure of John Simpson, now in that of said James King.
Rent: £680 pa to Downing College; £40 pa to Receiver Martin Annesley for every acre over one half of a meadow or pasture which is mown in any year; a further yearly rent of £40 for every acre of pasture or meadow mown more than once a year or 2 years in succession, or which are ploughed or converted to tillage without direction of Chancery.
